January Minutes

Preisker Gardens HOA Meeting

The meeting was called to order at 7:09 pm Tuesday, January 8, 2013

Board Members in attendance: Ken Hoobery (President), Jim Clatfelter (Secretary), Wendy Mueller (Assistant Secretary), and Jim Rodriguez (Member-at-Large).

The December minutes were read and approved.

Items of business included:

1. Ken reported that the combination lock on the front walk-in gate has been repaired.

2. The sensitivity of the front drive-in gates has been adjusted so the gate openers will work from farther away.

3. The gate to Preisker Park is also being repaired. We are waiting for parts.

4. The Board voted 4 to 0 that the Clubhouse will NOT be available to use on major holidays.

5. Wendy is now in charge of Clubhouse reservations. The best way to request a reservation is by email (info@preiskergardens.net). You may also do so at one of our monthly meetings.

6. Due to delays caused by the rainy weather, we are still waiting for a third bid on drip-sealing our streets.

February Minutes

Preisker Gardens HOA Meeting

The meeting was called to order at 7:00 pm Tuesday, February 12, 2013

Board Members in attendance: Ken Hoobery (President), Sue Chezen (Treasurer), Jim Clatfelter (Secretary), Wendy Mueller (Assistant Secretary), and Jim Rodriguez (Member-at-Large).

The January minutes were read and approved.

Items of business included:

1. Ken reported that the lock on the gate to Preisker Park has been repaired.

2. Three street lights are still not working even after they were repaired. Ken has told the electrician to come back to get them working again.

3. Toste is drip-sealing the cracks in our streets. They will also be replacing the asphalt in the worst areas.

4. Some cars were reported that have been parked for more that 72 hours on the green curb areas on Meadowgate. They will be checked and towed if necessary.

5. A resident reported a home where several families are living. They also park on their lawn. We will ask the City to check this out.

6. Trailers must not be parked on Meadowgate. They may be parked on Channel Drive behind the pool and clubhouse.

Preisker Gardens HOA Meeting

The meeting was called to order at 7:00 pm Tuesday, March 12, 2013

Board Members in attendance: Ken Hoobery (President), Robert Jones (Vice President), Sue Chezen (Treasurer), Jim Clatfelter (Secretary), Wendy Mueller (Assistant Secretary), and Jim Rodriguez (Member-at-Large).

The February minutes were read and approved.

Items of business included:

1. C&H Tax and Bokkeeping is downsizing and will no longer handle our accounting. As of April 1, you must mail your dues to:

Lapp, Fatch, Myers and Gallagher

Santa Maria CA 93455-1684

Each homeowner will receive a letter in the mail informing them of this change.

2. Sue is moving and will no longer be on the Board of Directors. Wendy is assuming her duties.

3. There were two break-ins on Garden Drive this month. Please be alert and look out for your property and that of your neighbors.

April Minutes

Preisker Gardens HOA Meeting

The meeting was called to order at 7:00 pm Tuesday, April 9, 2013

Board Members in attendance: Ken Hoobery (President), Jim Clatfelter (Secretary), Wendy Mueller (Assistant Secretary), and Jim Rodriguez (Member-at-Large).

The March minutes were read and approved.

Items of business included:

1. Ken is still dealing with Toste about the incomplete job they did repairing our streets.

2. Jim Rodriquez will contact our street-sweeping company about doing a better job cleaning our streets.

3. Jim Clatfelter will be leaving the Board at the end of June.

4. We will hold elections in June for all offices. Please contact a Board member or email us if you would like to run for an office on the Board. All positions are open. Nominations will take place at the May meeting.

May Minutes

Preisker Gardens HOA Meeting

The meeting was called to order at 7:00 pm Tuesday, May 14, 2013

Board Members in attendance: Robert Jomes (Vice President), Jim Clatfelter (Secretary), Wendy Mueller (Assistant Secretary), and Jim Rodriguez (Member-at-Large).

The April minutes were read and approved.

Items of business included:

1. Jim Rodriquez reported that he talked to the street cleaners. They said they would do a better job.

2. A resident asked about the pool temperature. Is the heater on yet? She said it should be set to 70 degrees. We will contact the pool man to find out.

3. Another resident complained about cars parked on the lawn at 2007 Garden Drive.

4. We took nominations for offices on the Board of Directors. Nominations will be announced/posted separately.

5. Ballots will be mailed in June.

6. A community-wide garage sale will be held on June 22 and 23, Saturday and Sunday, from 8 in the morning to 1 in afternoon. We will advertise in the Santa Maria Times.

Preisker Gardens HOA Meeting

The meeting was called to order at 7:01 pm Tuesday, June 11, 2013

Board members in attendance: Robert Jones (Vice-President), Jim Clatfelter (Secretary), Wendy Mueller (Assistant Secretary) and Jim Rodriguez Member-at-Large).

May minutes read and approved.

Items of business included:

1. Our pool service (Triton Pool & Spa) submitted an estimate for pool repairs. The cost for new heating and repairs to update system came to approximately 4300.00. Robert stated he would check with other pool companies for comparable estimates before accepting this offer to fix the pool.

2. Signage around the pool was discussed. The signs have deteriorated over time. Jim R. stated he would check into this. The verbiage may need to change. Stricter rules may be posted.

3. Homeowner stated that new No Parking signs also need to be made.

4. Election ballots will be mailed in the next two weeks. At August meeting ballots will be opened.

Preisker Gardens HOA Meeting

The meeting was called to order at 7:21 pm Tuesday, July 9, 2013

Meeting was delayed due to residents wanting to purchase keys and gate opener's.

Board members in attendance: Ken Hoobery (President), Robert Jones (Vice-President), Wendy Mueller (Assistant Secretary) and Jim Rodriguez Member-at-Large).

June minutes read and approved.

Items of business included:

1. Verified that ballots were sent in late June for August board meeting.

2. Discussed pool issues, Hot Tub not getting hot. Ken stated that a leak had occurred the previous week. He had OK'd fix. Robert stated that he had verbal pool estimates and that Triton Pool & Spa had the best rates on labor. Parts were about the same cost with the people he checked with.

3. A vote was taken and the board approved bid from Triton Pool & Spa. Parts need to be ordered and will be installed as soon as possible.

4. Resident complained about people jumping the pool gate. The pool gate lock plate was discussed. May consider modifications.

5. Signage again was talked about. Need to decide exactly what needs to be posted before new signs will be ordered.

6. Residents complained that pool keys were not working. Power outage had disrupted timer. Ken will resolve this. keys will be working by July 11, 2013.

Preisker Gardens HOA Meeting

The meeting was called to order at 7:02 pm Tuesday, August 13, 2013.

Board Members in attendance: Ken Hoobery (President), Robert Jones (Vice President), Wendy Mueller (Assistant Secretary) and Jim Rodriguez (Member-at Large).

July minutes read and approved.

Items of business included:

1. Resident reported seeing more wildlife (skunks, opossum's, raccoon's) in populated areas. This issue can arise because we are a community that is next to a park. Please be aware of your surroundings and Don't leave food out at night. Anybody with concerns can call animal control.

2. Resident reported that the sprinklers around the Clubhouse are not functioning correctly. Ken stated he would check with the gardening company.

3. The Election: Board received only twenty-seven qualifying ballots. Ken made a motion to wave further expense for mailing secondary ballots since all offices are unopposed. Wendy seconded the motion. Vote was taken. All board members were for and none opposed. The ballot will stand. The new board will be seated immediately. The new board is:

Member-at-Large: Jim Rodriquez
Member-at-Large: Chris Maggio

The Board has the power to approve and vote for assistants to help with the duties of any/all offices.

4. Resident has concerns about dilapidated condition of some cable boxes. Resident has knowledge of industry and is checking into what specifications can be made to construct boxes at ground level.

5.Signage was addressed. No decisions were made. Old signs need to be reviewed.

6. Ken is resolving pool key issues. Clubhouse had a power outage that effected the pool timer. All keys should work by Thursday.

7. There are Three available parking spaces in the RV lot. Please contact the board at info@preiskergardens.net if interested.

The meeting was called to order at 7:04 pm Tuesday, September 10, 2013.

Board members in attendance: Terrie Hutchison (President), Robert Jones (Vice President), Ray Smoot (Secretary), Wendy Mueller (Treasurer), Jim Rodriguez (Member-at-large), Chris Maggio (Member-at-large).

August minutes read and approved.

Items of business included:

1. Pedestrian entrance at front gate is not working properly. Will check into it.

2. Pool temperature is better. Discussed locating and reviewing pool signage for possible changes. Confirmed that residents must be at least 21 years of age to supervise children in the pool.

3. Communication drop box will be moved to the clubhouse.

4. Discussed relocating all HOA paperwork (clubhouse reservations, RV parking spots, etc) currently at former President's home to the clubhouse for easier accessibility.

5. A decision was made to discontinue weekly cleaning services for clubhouse.

7. Discussed possible recoding of front gate to match individual residences.

Preisker Gardens HOA Meeting

The meeting was called to order at 7:03 pm Tuesday, October 8, 2013.

Board members in attendance: Terrie Hutchison (President), Robert Jones (Vice President), Ray Smoot (Secretary), Wendy Mueller (Treasurer), Jim Rodriguez (Member-at-Large), Chris Maggio (Member-at-Large).

September minutes were read an approved.

Items of business included:

1. Discussion of the front security gate included the possibility of monthly maintenance, and re-coding.

2. The drop box has not been moved from the former HOA president's home to the clubhouse yet.

3. Cedar Road is a no parking zone (for emergency access), and the board is looking into having the curbs painted red to indicate that.

4. Association dues coupons will be available at the monthly meetings for those with no computer access.

5. Discussed where to place the "Slow Children Playing" sign. Terrie is researching possibilities.

6. There will be additional keys made for the RV lot.

Preisker Gardens HOA Meeting

The meeting was called to order at 7:02 pm Tuesday, November 12, 2013.

Board members in attendance: Terrie Hutchison (President), Ray Smoot (Secretary), Jim Rodreguez (Member-at-Large), Chris Maggio (Member-at-Large).

October minutes were read and approved.

Items of business included:

1. A new landscaping company was approved to begin monthly maintenance beginning January 1, 2014.

2. The association's bookkeeper has requested a budget plan for monthly expenses, along with a reserve budget. Terrie will work on this.

3. The pool service company is recommending turning down the pool temperature during the winter months. The board will discuss it further before making a final decision.

4. The board is looking into a more permanent and durable "Slow Children Playing" sign.

Preisker Gardens HOA Meeting

The meeting was called to order at 7:00 pm Tuesday, December 10, 2013.

Board members in attendance: Terrie Hutchison (President), Robert Jones (Vice President), Ray Smoot (Secretary), Wendy Mueller, (Treasurer), and Members-at-Large, Jim Rodriguez and Chris Maggio.

November minutes were read and approved.

Items of business included:

1. Our accounting firm provided us with the new annual budget.

2. The new landscaping company will begin January 1, 2014, and will be meeting with Terrie to discuss our ideas and expectations.

3. A decision was made to have the front gates closed at all times, including early mornings and early evenings in order to provide additional security.

4. A homeowner questioned whether large schools busses should be allowed to pick up students inside the gates. Wendy stated that perhaps she might call the school district to find out more information.

5. Reviewed holiday lighting rules. Holiday lighting can go up on your house the week of Thanksgiving and must come down by January 31st.

6. Fines for violations will be increased effective January 1, 2014 to $150.00. Letters of notification will be sent this week.
